First, choose your ground. A riad inside the medina buys you romance and location but means arriving on foot and living in the maze; a villa in the Palmeraie or the outskirts buys you a pool, a garden and quiet but puts you a taxi ride from the souks. Neither is better — they are different holidays — so be honest about whether your group wants to be in the thick of it or above it.
Then check the practical things the photographs never show. Is the pool genuinely private, and is it heated for the cooler months? Is there air conditioning for high summer and proper heating for winter nights, which get colder than people expect? How many staff, and what do they cover — breakfast, a full cook, a driver? And how far, honestly, is the nearest square and shop on foot?
Weigh the group and the budget together. Split between several couples or a family, a well-chosen villa often works out cheaper per head than a row of hotel rooms, and gives everyone somewhere to actually be together. Agree who pays for what before you book, keep it simple, and read the recent guest reviews rather than trusting the styled photos.
Above all, value a responsive local host or manager over a marginally lower price. When the Wi-Fi drops, the pool needs attention or you want a table booked across town, that relationship is what saves the day — and it is the single thing that most reliably separates a smooth, memorable villa week from a frustrating one. Get it right and a private house is Marrakech at its most relaxed and generous.
